RECOMMENDED HOME STUDIO GUIDANCE
Priorities: Noise proofing, sound treatment. Start there and then you can add what you specifically need for your voice, location, and genre of voice over.
To noise proof, you need to mitigate both outside-the-booth noise and bouncing sound (reflection) inside the booth. For years, I got away with a bunch of pillows and comforters protecting my basement closet studio.
Dan Lenard has useful videos about setting noise gates, normalizing files, and “de-breathing”. You can also send him a recording made in your studio and $25 to get his opinion.
